ACCESSORY COMMERCIAL UNITS AS AFFORDABLE SPACE Accessory commercial spaces (ACUs) thus represent an opportunity to create affordable commercial spaces, without subsidy, without large government programs, without complicated financial maneuverings or risky leveraging tools. All that is required is to change zoning codes to legally allow for the concept of accessory commercial space. WHAT IS NEW URBANISM? New Urbanism is a planning and development approach based on the principles of how cities and towns had been built for the last several centuries: walkable blocks and streets, housing and shopping in close proximity, and accessible public spaces. For the last sixty years, the focus of transportation has been on optimizing the performance of individual transportation links. Now, this is beginning to change. There is a growing awareness of the important role the street network plays in efficient and sustainable CLAIBORNE EXPRESSWAY Settled in the heart of New Orleans, a once thriving commercial district filled with cafes and restaurants, grocers, music venues, and other businesses sustaining daily neighborhood activities lined the streets of North Claiborne Avenue. The 10-story Montgomery Ward building—later renamed Montgomery Park—and the American Can Complex, occupy the nexus of residential neighborhoods to the south, a large industrial area to the north, and the massive nature preserve, Forest Park, to the west. NOT NEW URBANISM, NOR A ‘SMALL TOWN’ I was looking through the recent report, The Best Small Towns to Live Across America, published by Stacker. This kind of real estate list attracts attention, sucks you in like an awards show (which places did they pick?), and is based on nothing very real. Stacker engages in “data journalism,” which means in this case that they ran US census places through a computer algorithm. THE ADVANTAGES OF THE CUL-DE-SAC “The advantages of the cul-de-sac over the through street are that they are quieter and safer for children; they provide the potential for more neighborly interaction; there is a greater sense of privacy; residents have a greater ability to distinguish neighbors from strangers; and there are generally lower burglary rates. “ Combing the new urbanist literature, the only reference to BUFFALO | KENSINGTON EXPRESSWAY | CNU History and Context Before the age of highways, celebrated landscape architect Frederick Law Olmsted designed the city’s Delaware and Humboldt Parks, linked by the tree-lined boulevard of the Humboldt Parkway.
