TALK OF THE VILLAGES FLORIDA About The Villages Demographics Relocating GET TO KNOW THE VILLAGES Located in central Florida, between Ocala and Orlando, The Villages is a census-designated place (CDP) encompassing Sumter County and portions of Lake and Marion counties. What makes The Villages unique is that some areas of the community are a part of an age-restricted zone, and require residents to be 55 and older to be able to reside. The Villages is known as “Florida’s Friendliest Hometown,” and it is no wonder that The U.S. Census ranked it as one of the fastest growing U.S. cities two years in a row. Between 2010 and 2017, the area witnessed a growth of 32.8 percent, and as of March 2019, developers of the planned community, estimated a population of 122,460. Multiple publications, including a 2017 issue of Forbes magazine, named The Villages on the list of The 25 Best Places to Retire in the United States. In the early 1960’s, business partners, Harold Schwartz and Al Tarrson, found that selling land tracts via mail in central Florida was extremely lucrative. However, this deal would last only until 1968, when the federal law made the practice of selling real estate via mail illegal. With their main sector of profit closed, the two decided to turn the land Northwestern of Lake County, into a mobile park home and named it Orange Blossoms Gardens. By the 1980’s, the community wasn’t growing as it was originally desired. As a result, Schwartz bought out Tarrson’s interest and recruited his son, H. Gary Morse, to join him in improving the community’s development. His decision to bring Morse on proved vital. Morse had a natural knack for community development, and noted that one way to expand would be to offer more amenities and nearby commercial developments. Schwartz followed suit, and soon began buying land in Sumter and Marion counties, and as the area grew, Morse officially changed the name to The Villages in 1992. According to the most recent census reports, the demographic make-up of The Villages CDP was 98.3 percent white, 0.3 percent African American, 0.1 percent Native American, 0.8 percent Asian, 1.8 percent Hispanic, and 0.3 percent of other races. Whereas, 56.3 percent of the population is 65 years and older and over 50 percent is female. With the median age for both sexes being 67.5, it’s median is 29 years older than the typical community in the United States. Did you know The Villages is also home to the largest veteran population that isn’t on a military base? The population within The Villages is considered very politically active, with golf cart rallies a common sight around voting season. Historically, the area leans more on the conservative side, with about 70 percent of the vote in the President election of 2016 going towards Trump. This makes The Villages a hot-spot for conservative candidates to visit in campaign season.Republicans outnumber Democrats two-to-one. Although the community is majority conservative, there is an active liberal community that participates on a regular basis aswell.
As the population within The Villages continues to grow, businesses and commercial areas are keeping up. In 2016 alone, developers built 5.7 million square feet of commercial property, and have plans to continue expansion. The main business areas are the three town squares built by the developers. The town centers consist of retail shops, restaurants, entertainment services and more. The Villages continues to grow with new land acquisition, construction, and new neighbors. Currently The Villages encompasses: * A population of over 125,000 accounting all three counties it covers (Sumter, Lake, and Marion) and land coverage of over 32 squaremiles.

* A majority of the homes are located within Sumter County. * Golf carts are a staple of The Villages, and most of the businesses within the community can be reached by golf cart (with additional help from over 90 miles of golf cart paths)! * Daily live music plays in each of the town squares. There are three squares in The Villages( Spanish Springs, Brownwood Paddock, LakeSumter Landing).
* With 13 commercial areas, Villagers have access to so many shoppingareas and more.
* Anyone who owns a golf cart will be able to explore over 90 miles of paths dedicated to carts! Additionally, businesses within The Villages are accessible by golf carts! * The Villages is the 14th largest municipality in Florida. * Out of the 67 counties in Florida, The Villages ranks at 33population wise.
* If you’re under the age of 19, you cannot live legally in The Villages. However, you are permitted a visitors pass with a maximum of 30 days per year. Exemptions may be granted. * There are three neighborhoods outside of The Villages that are designated as “family units” and no age restriction is imposed. However, recreation and amenities in The Villages are off-limits to these neighborhoods. * There are 12 country clubs in The Villages, 25 family pools, 52 neighborhood pools, and 10 sport pools. * The Villages is an active community with various recreational sports and events and over 2,500 social clubs!More ...

For more information, you can review the reservation worksheet. 3) By calling the golf shop you plan to play (championship courses) or the starter building (executive courses) on the day of play to reservean open time.

WHAT ARE COMMUNITY DEVELOPMENT DISTRICTS? In The Villages, there are 13 residential and commercial community development districts that act as a unique form of government in The Villages. CDD’s have the power to plan, finance, construct, operate and control community-infrastructure and services for people who live in their districts. These services include recreation facilities, executive golf courses, road improvements, sidewalk and street maintenance, street lighting, water management, and more. Although the CDD isn’t allowed by law to have police, they are permitted to have emergency services, fire safety, and community watch programs. Each CDD is governed by a board of supervisors elected by residents withineach CDD.
If you are interested in learning more about how CDD’s operate, there are monthly CDD meetings. Each districts day and time are posted on the District website at districtgov.org . Additionally, the District publishes the District Weekly, updating on CDD activities. * Most accidents are caused in head on collisions, left turn, and right turn scenarios. As a result, roundabouts are designed to avoid these scenarios and thus are safer. * “Studies of intersections in the United States converted from traffic signals or stop signs to roundabouts have found reductions in injury crashes of 72-80 percent and reductions in all crashes of 35-47percent. “

If going straight through use either lane. So simple. If you were coming south on Morse and hit the light at 466 in The Villages Florida, would you stay in the right lane to make a left hand turn? That is what your doing if you go 3/4 the way around a circle in the right hand lane. Would you enter the traffic light intersection on a red light? Would you enter if another car was in the intersection? That is what your doing if you don’t yield to both lanes for cars already in the circle. It’s a traffic light replacement, treat it that way and everything works.” KAPPY: “_Never change lanes between the 2nd and 3rd exits. The broken white line dividing the inner and _outer lanes does not mean you may change lanes while inside the roundabout. The broken white line is there so that vehicles entering the roundabout can enter in either lane, depending on where they are going. A vehicle entering a roundabout that is going 3/4 around, must be able to enter in the left hand lane, thereby crossing the broken white line. This is the same as if they were at a traffic light and were going to make a left hand turn onto a 4 lane road. Once you enter the road in the left lane, you can change lanes to the right lane. Approximately 30-40% of all drivers make this error by directly entering the right lane. * In approaching a two-lane roundabout know these rules: * If you’re planning on going more than halfway around the circle, enter through the LEFT-HAND lane. * If you’re planning on going less than halfway around the circle, enter through the RIGHT-HAND lane. * If you plan to continue straight through the circle, choose EITHER lane unless there are signs or markings indicating otherwise. * Things to remember when navigating: * When waiting to enter a roundabout, wait for a gap. DO NOT ENTER NEXT TO A VEHICLE in a roundabout, as that vehicle may be exiting atthe next circle.
* Once in the roundabout, DO NOT CHANGE LANES! * Do not overtake other vehicles or cyclists within the roundabout. * YIELD to emergency vehicles before or after the traffic circle. THE SCIENCE BEHIND SINKHOLES: Sinkholes are cavities that form when water erodes an underlying rock layer. When water dissolves the rock soil, it becomes acidic andcreates karst.
There are two types of sinkholes: * When the roof of a cave collapses and exposes the underneathcavern.
* When water dissolves the rock soil and creates an underground chasm FLORIDA AND SINKHOLES: Did you know Florida’s earned the nickname Sinkhole Alley? In 2017 alone, there were a recorded 32 sinkholes throughout the state. _WHY IS FLORIDA A HOT SPOT FOR SINKHOLES?_ A majority of Florida’s bedrock consists of limestone; a soluble rock that erodes from water. Sinkholes can be caused by nature and humans. A major sinkhole contributor from nature is water concentration in the soil. Moist soil stabilizes the effect on karst, and as a result, droughts or heavy rain can upset this balance, leading to sinkhole formations. Aside from natural causes, humans also play a role in the creation of sinkholes. A growing population means an increase in construction. The triggers from humans can include: * Bulldozers or equipment that move earth. * Parking lots and roads that divert rainwater. * Weight of buildings.* Pumping of ground
THE VILLAGES FLORIDA AND SINKHOLES: The Villages Florida is located within “Sinkhole Alley”. Local news outlets report on various sinkhole openings throughout the year. Causes of sinkholes in The Villages could result from things such as: * A construction boom in The Villages that leads to more human impactto the soil.

All the talk about sinkholes can be stressful, but don’t worry too much. Clint Kromhout, from the Florida geological survey, received $1 million in federal funds to travel around the state to verify sinkholes and create a predictive map of places of “relative vulnerability.” During an interview with the Atlantic, Kromhout noted, “I am doubtful that sinkholes are occurring any more frequently than any other time with Florida’s recent geologicpast.”

INSURANCE AND SINKHOLES IN VILLAGES Did you know the annual damage from sinkholes is 300 million? Not much funding goes into research for sinkholes, as the state pushes most of its funding to other natural disasters such as tsunamis, hurricanes and flooding. However, there are insurance options for sinkholes. Whereas most states do not cover insurance for sinkhole damage, Florida covers “catastrophic ground cover collapse” and will cover if the insured’s house or property is damaged due to a sinkhole.
